Heartland is a 2,000-acre master-planned community, not an old Texas town. Huffines started it in 2006 at I-20 and FM 741 between Forney and Crandall, and the 2020 census counted 8,509 people. Nearly every house sits on a slab poured in the last twenty years and was handed over with builder-grade carpet and entry-level vinyl. Heartland is not a town with a courthouse square. It is a 2,000-acre master-planned community that Huffines Communities started in 2006 on I-20 at FM 741, about ten miles east of I-635, sitting between Forney and Crandall. The 2020 census counted 8,509 people, and the place is still filling in, Huffines has kept opening new development phases hundreds of lots at a time. Kids go to Crandall ISD, including Hollis T. Dietz Elementary, Opal Smith Elementary and Heartland Middle School, all inside the community. The Oasis amenity center, the 35-acre stocked lake with its fishing pier and the trails through 400-plus acres of open space are what people picture when they hear Heartland. Retail finally arrived at Heartland Town Center on the corner of I-20 and FM 741.

What that history means for floors is simple. Almost every house here was put up by a production builder in the last twenty years, Bloomfield, Chesmar, Coventry, Highland, HistoryMaker, Impression, KB Home and Pacesetter among them, on a slab poured on Kaufman County's Blackland Prairie clay. Almost all of them came with builder-grade carpet in the bedrooms and up the stairs and an entry-level vinyl in the wet areas. Five to ten years in, that carpet is finished.

New does not mean flat. Houston Black clay, the soil under this part of Kaufman County, cracks open in an August drought and swells shut again in a spring rain, and it moves a young slab the same way it moves an old one. Before rigid core plank or a large-format tile goes down in an open Heartland floorplan, we check the slab across the whole run, grind the high spots and fill the lows. Long uninterrupted sightlines from the entry through the kitchen are the reason people buy these plans, so the plane has to be right and the expansion gaps have to land where trim will cover them.

My Heartland house is only a few years old. Why does the floor already feel uneven?

Age has little to do with it. Heartland sits on Kaufman County's Blackland Prairie, where Houston Black clay opens into deep cracks in a dry August and swells shut again after spring rain. That movement works on a five-year-old slab the same as a fifty-year-old one. We measure the slab across the full run before we quote, then grind and fill so rigid plank or tile has a flat plane to sit on.

Can you match the flooring the builder put in?

Usually we can get close, and often we can do better for the same money. The production builders working in Heartland, Bloomfield, Chesmar, Coventry, Highland, HistoryMaker, Impression, KB Home, Pacesetter, draw from a short list of entry-level carpet and vinyl. We bring samples out to the house so you can lay them next to what is already down, in your own light, before you decide anything.

How quickly can you start in Heartland?

Usually within about two days of you approving the estimate. Our showroom is at 10 Mustang Court in Forney, minutes up FM 741, so Heartland is an easy run for our crews, the same crew we have had for twenty years, never subcontracted. Estimates are free and we bring samples to the home. Financing is available through Synchrony and Wisetack, and labor carries a one-year warranty.

Our house is on a post-tension slab. Does that limit our options?

It rules out anything that needs a fastener driven into the concrete, because the steel cables inside are under load and cutting one is a serious repair. On a wood floor that costs you nothing. Engineered plank is either bonded to the surface with a urethane adhesive or floated over a pad, and neither method touches the inside of the slab.

Can hardwood go in our kitchen?

Yes, and it is common here. Wood handles a dropped glass and a wiped-up spill without complaint. What it does not handle is standing water under a dishwasher, or an ice maker line that weeps for a month before anyone notices. Use engineered rather than solid, seal the run where the floor meets the cabinets, and keep full bathrooms on another material.

What happens to our baseboards and doors?

Baseboards usually stay put. We install to the wall and finish with shoe molding, which is cleaner than pulling trim that was caulked and painted in place. Door casings get undercut so the plank slides beneath them rather than being scribed around them, and if the new floor sits higher, interior doors get trimmed at the bottom.
